At Sugarhouse, we are all about giving our tenants clear, honest and professional help when finding and living in accommodation in Leeds. It is our policy to be open and transparent right from the outset, so we've put together all you need to know about finding & living in a property with us.
We know it's not always easy trying to work out rent payments, especially because they are calculated either weekly or monthly, so we've put together a handy calculator to allow you to work out how much the rent will be on a weekly and monthly basis.
Whilst rents are sometimes displayed as weekly amounts this is for illustration purposes only and rents must be paid either monthly or quarterly.
Rent is paid in advance and normally around a week / 10 days before the due date. For example, monthly rent due for the month of July will normally be paid on the 22nd June. Dates and amounts will be made clear in your tenancy agreement.
Rent is normally paid via Direct Debit or, more commonly, Standing Order. Please note that where changes are required to be made to standing order mandates, we cannot do this for you; you must undertake this directly with your bank.
If you are ever having difficulties paying your rent, we will do everything we can to help but it is important that you advise us prior to your rent due date.
If the payment of your rent is late and you have not notified us of this prior to its due date, we will notify you of this via email and provide a short grace period for you to pay your rent. If the rent remains unpaid after this grace period, there will be a daily interest charged at 3% above the bank of England base rate for the total amount of rent and days owing.
Holding Deposit - When you're ready to apply for a property we will require you to put down the equivalent of 1 weeks rent down at the time of application. When your application has been completed and you've signed the tenancy, this will be put towards your deposit. If you do not complete the application within 14 days or decide to withdraw your application, the holding deposit will be retained and not refunded. Otherwise this will be refunded, along with the balance of your overall deposit at the end of your tenancy.
Change of Occupier - a £50 charge is payable if you wish to re-assign your place during a tenancy agreement. If you are the only named person on a tenancy agreement, the fees may be different. Please contact us for further and more detailed information.
Replacement Keys - If you lose a set of keys during the tenancy, we will arrange for a replacement set for you, the cost of the keys will be advised and will your cost to pay before collection.
We also offer discount for current tenants who stay with us; please ask for details.
Other fees / charges may apply as per the terms of your tenancy agreement.
Existing Tenancies - For Tenants who have signed a Tenancy Agreement before the 1st June 2019, or are living in a property before this date. The fees are as follows:
- Late Payment of Rent; £30
- Key Cutting Charge; £15 + cost of the keys
- Out of Hours Call Out (for access only); £POA
- During Office Hours Call Out (for access only); £24
- Reassignment of Tenancy; £150
All above fees include VAT.
