Tenants Fees

No hidden fees

At Sugarhouse, we've always tried to make renting property from us as inexpensive and hassle free as possible. We also want our tenants to know exactly what they are paying for. We won't hit you with hidden fees and we don't charge for things such as HMO license fees, inventory fees, check-out fees or compulsory cleaning costs.

What we DON'T charge for;

  • Inventory fees
  • Check In / Check Out fees
  • Compulsory Cleaning Charges
  • Landlord References (for when you move out)
  • Additional Occupant Fees

Our Fees

All of properties are subject to a small one off application fee. This fee covers the preparation of all contracts, application forms, referencing / guarantor agreements, payment schedules and deposit protection. Normally, this is the only fee you will pay us. Our standard application fees for all tenancies completed within the contract specified timescales (14 days) are as follows. Please note further charges may apply if documents and payments are not received on time;

Student Tenants

  • £90 per person for shared houses (3 beds or above)
  • £140 per property for one bedroom flats
  • £180 per property for two bedroom flats

Professional Tenants

  • £140 for one bedroom flats (single occupier)
  • £99 per person (for two or more occupants; any size property)

Mixed Tenants (students and professionals sharing)

  • £90 per student application (all property sizes)
  • £99 per professional application (all property sizes)

There is also a £150 re-assignment fee charge for a change of tenant mid-tenancy.

Our professional application fees include the cost of obtaining credit checks and references OR the completion of a guarantor agreement. Where both are required (for example where a credit check does not come back with a satisfactory outcome) then an additional charge of £50 will apply (this would also be at the landlord's discretion).

We also offer discount for current tenants who stay with us; please ask for details.

Late payment fees of £25 are payable where rent is not paid in time.

Other fees / charges may apply as per the terms of your tenancy agreement.

Why We Charge Fees

There has been much discussion recently about the fees charged by Letting Agents and Landlords in regards to both their fairness and their transparency. As with most things, it is unfortunately the actions of a few of our less scrupulous competitors across the country that have brought this to light with horror stories of undisclosed application fees costing hundreds of pounds. At Sugarhouse we are therefore massively in favour of making these fees transparent so that everyone knows exactly what the cost of an application is.

The admin fees you pay cover the administrative work and referencing involved in the completion of your Tenancy with us and includes the following;

  • Checking your application forms for errors
  • Checking and copying your ID
  • Drawing up and completing your Tenancy Agreements and explaining the conditions of the Tenancy Agreement in detail
  • Ensuring information relating to your Deposit Protection is given to you. If the property is managed by us this also includes paying for the registering of all deposits correctly in a Government approved deposit scheme, the completion of paperwork advising you of this and the production and distribution of your Tenancy Deposit Certificate. This gives you the peace of mind that your deposit is properly protected and all relevant information has been given to you.
  • Providing payment details via standing order or direct debit mandates for the payment of rent and explaining how these work. We also offer flexible monthly or quarterly payment options at no extra cost
  • Organising a guarantor and / or references for you on the property. We complete this paperwork for you prior to it being sent off. Unlike other agents, there is no extra charge for this referencing which is covered in your fee
  • For managed properties, pre-checking your property prior to move in to ensure it still complies with health and safety guidelines. For our "let-only" properties we issue reminders to our landlords to advise them to do the same
  • Full contact with any of our staff through the signing process and document production stage 6 days a week to assist with any queries or problems
  • Reminders and information before the tenancy starts in relation to rent payment dates, welcome packs and utility information

We hope the above points explain the requirement of our fees in ensuring that this process is carried our correctly and give you, as a tenant, the peace of mind that you are being dealt with professionally and with as much assistance as you require. We do however believe in keeping these as low as possible, making them as transparent as possible (which is why we have this extra page on our site!) and great value for money.

Paying Your Rent

Whilst rents are sometimes displayed as weekly amounts this is for illustration purposes only and rents must be paid either monthly or quarterly.

Rent is paid in advance and normally around a week / 10 days before the due date. For example, monthly rent due for the month of July will normally be paid on the 22nd June. Dates and amounts will be made clear in your tenancy agreement.

Rent is normally paid via Direct Debit or, more commonly, Standing Order. Please note that where changes are required to be made to standing order mandates we cannot do this for you; you must undertake this directly with your bank.

If you are ever having difficulties paying your rent we will do everything we can to help but it is important that you advise us prior to your rent due date.
