Signing for a property? Here’s what you need to know!

What is a tenancy agreement?
It's a legally binding document. Although that may sound scary, it is in place to protect you and your landlord for the duration of your tenancy. It details the requirements and responsibilities of you as a tenant and of your landlord.

What happens when I sign it?
By completing the tenancy agreement, you are confirming that you have a suitable guarantor to act for you for the duration of your tenancy, and that you are happy with the terms of the agreement. Once you have signed the agreement you are bound to the clauses within the contract for that particular property.

What’s a guarantor?
A guarantor can be anyone who is a UK Home owner (England and Wales) or anyone who is employed in the UK and earns over 3 x your annual rent. This person is usually a parent or family member but anyone who is happy to agree to the terms of the guarantor agreement can do this for you. It’s always best to double check before you sign up that you have got someone in place.

How is my rent worked out?
Our properties are advertised with a 'weekly rent' figure. When you sign, we work out your monthly payments on a pro rata basis as there are different numbers of days in each month.

For example:

£75 per week would work out as: 75 / 7 (days in the week) x 365 (days in a year) / 12 (months in the year) = £325.89 per calendar month.

So please don't be concerned when we present your figure and it isn’t the weekly rent x4!

How long is the tenancy?
Most student tenancies are 12-months fixed, and run from 1st July to 30th June.

What if I’m not living in Leeds in the summer?
If you have signed a tenancy agreement from 1st July, you are free to move into the house whenever you like. If you choose not to that’s entirely your choice however you are still liable for the rent from the 1st July.

What’s joint liability?
You will be signing on to a joint tenancy unless you are moving into a room-share within a house. This means that all tenants are jointly liable for the condition of the property during and at the end of the tenancy, jointly liable for ensuring that the total amount of rent is paid each month and for any damages at the end of the tenancy.

What do I do if I fall out with my housemates or drop out of Uni?
Although its not something you’ll be thinking about now, its worth knowing that this does happen, and that we deal with a number of these issues each year. If for any reason you need to leave your tenancy there is a process called Reassignment which you need to complete before you can do this. There is a £150.00 reassignment fee which is taken from your deposit, and you will need to find someone to take over your tenancy. They will need to complete the full signing process before they are able to move in, at which point you will be released from the agreement.

How long do I have to do the signing process?
The signing process should be competed within 14 days of your application for the property. This includes signing agreements, returning the guarantor documentation, paying your signing fee of £80.00 and paying your deposit which is usually £300.00 per person depending on the size of the property you are signing for.
