Sugarhouse Guide to House Hunting

Looking for a house for the next Academic year? It can be tricky to know where to start if you’re coming out of Halls and into your first privately rented house, however by 3rd year you’ll be an expert! Here at Sugarhouse we benefit from over 25 years combined experience in the lettings industry so when it comes to house hunting we know our stuff!

  1. Work out who you want to live with. If you’ve been happy with your housemates this year then stick with them, if not it’s best to get a firm group together before signing for a house!
  2. Location, Location, Location… Explore different areas of Leeds to decide where you want to live – most groups tend to jump straight too Hyde Park, however this isn’t always the best option for everyone. Areas such as Headingley or Burley are a bit further out but you do get more for your money.
  3. Do you know the area? You should also consider the location and how much travel is likely to cost you as this can make a big difference to your budget. What’s close; ask where your nearest shop is. You might move in and have to walk 30 minutes every time you want to do some shopping – not always ideal
  4. Try putting together a budget with different rent levels to see how much disposable income you’ll be left with. Add up all your income (e.g. student loan, wages) and subtract your expenditure (e.g. rent, bills, food) to work out what you’ll have left each month.
  5. If you have a car, where will you park it? Is there parking included would you need a permit?
  6. Your tenancy agreement is the most important part of getting your house – it’s there to protect both you and the landlord so it should be carefully read. Make sure you are comfortable with the content of your tenancy agreement and fully understand all the clauses. Don’t be afraid to ask questions. Your tenancy agreement is legally binding so once you’ve signed it you agree to abide by it.
  7. Ask your new landlord what’s included – do you want to pay to have bills included in the rent or not? Check out how much bills will cost for yourself and make sure you and your housemates work out a fair deal so no one’s paying more than the other.
  8. Make sure you ask what furniture is included. You may view a lovely house that is kitted out with everything. However, when you move in realise that it was actually the previous tenants and you are left sat on your bean bag staring into space.
  9. Be sure to attend your viewing as arranged. If for any reason you have to alter or cancel an appointment always let the landlord/agent know. Never call at a property unannounced, this can disturb existing student tenants.
