Who do you want to live with?
It’s really important to make sure that you are going to be happy living with your housemates for the duration of your tenancy. Moving mid-way through your tenancy can be a time consuming and expensive alternative, and one that everyone would rather avoid we’re sure!
Location, Location, Location!
Explore different areas of Leeds to decide where you want to live – most groups tend to jump straight to Hyde Park, however this isn’t always the best option for everyone. Areas such as Headingley or Burley are immediately adjacent to Hyde Park, offering good access to Uni, restaurants, bars and even better, you tend to get more property for your money.
Do you know the area?
Have you lived in the area before? Do you know the surrounding area? You’ll need to think about how much travel is likely to cost you as this can make a big difference to your budget. What do you need to be close to? Shops? Restaurants? Bars? Uni?
What about your budget?
Try putting together a budget with different rent levels to see how much disposable income you’ll be left with. Add up all your income (e.g. student loan, wages) and subtract your expenditure (e.g. rent, bills, food) to work out what you’ll have left each month. Its really important to make sure that you can afford your payments before you sign up to the tenancy.
Where can I park?
Is there parking off street at the property? would you need a permit? Some streets in Leeds have parking restrictions where either a permit is required (obtained through Leeds City Council) or parking is available on the street for free.

Your tenancy agreement is the most important part of getting your house – it’s there to protect both you and the landlord so it should be carefully read before you sign for the property. Make sure you are comfortable with the content of your tenancy agreement and fully understand all the clauses. Don’t be afraid to ask questions. Your tenancy agreement is legally binding so once you’ve signed it you agree to abide by it.
What would the dates for my tenancy be?
The majority of our student tenancies start on 1st July, with the vast majority of the properties that are let to students done so on a 12-month tenancy agreement. This means that you have to pay rent for 12 months, even if you don’t plan to live in the house over the summer. Unlike halls of residence, you get your keys on the 1st July so are free to move into the house if you wish.
What will I need to bring with me when I move in?
Make sure you ask what furniture is included. You may view a lovely house that appears kitted out with everything, but it belongs to the current tenant. Most student accommodation will provide you with the basic furniture – (beds, desks, sofas, etc). However, it is important to check the details and not assume that what you see is included.
Our best bit of advice….
Create list of properties that you like and don’t like. Booking multiple house viewings across a few weeks can often leave your head in a pickle and trying to remember each house can be tricky. Pro’s and Con’s lists can often help you whittle down the list of houses you like to the ones that you really want. Don’t delay though, often properties don’t stay available for great lengths of time! If you like a house – make a decision and commit!
